When can I stay at my holiday lodge?
You can stay whenever it suits you during the open season; after all it’s your exclusive holiday home! The Water Gardens is open 1st March until 31st October.
How much does it cost to have my lodge on the Water Gardens?
The costs below are the prices at the Water Gardens for 2024.
– Lodges up to 42’ x 14’ (single unit SU) £4,268pa
What other costs apply?
Utilities
Electricity and gas are individually metered to each lodge and are billed once a year in January.
Rates
The local council levies the rate; these are set at a holiday home price. This includes waste disposal and water.
– The total charge is £375
The Service and Development Charge
This one-off charge is made up of a bond and to cover the upkeep of the lakes and services whilst your lodge is on the Water Gardens.
– Lodges up to 42’ x 14’ (SU) £1,500*
*Please note: Should you decide at any point to leave the Water Gardens, we refund the bond element from your original one-off payment made under the Service and Development Charge.
Delivery and Siting
When purchasing a new lodge the delivery and siting charge will be quoted once the size of lodge is known.
How many years can I keep my lodge on the Water Gardens?
There is no age limit put on your lodge but we insist it is kept in good condition during its time at the Water Gardens. If it falls into disrepair we would ask you to remove it from Wayside.
Can I sell my lodge?
You may sell your lodge at any time up to its fifteenth (15th) year from new.
Can I rent out my lodge?
Sorry, we do not allow owners to sublet or rent their lodges out. The Water Gardens is an exclusive, privately owned holiday location. That said though, we would love to meet your family should they wish to stay and visit you.
Is there anything else I might need to know?
We are very keen to maintain the standard of the Water Gardens for everyone’s enjoyment. Therefore, the materials and style of decking, glass surrounded verandah and storage box are predetermined and quoted as part of your overall package.
All lake pitches come with a parking bay for one car, a second can be added at additional cost.
Internet access is FREE for all residents in the Water Gardens area of the park.
Due to the granted planning permission at the Water Gardens, lodges can only be finished in green Canexel (a sustainable composite wood material) or similar. Please make sure that you inform your lodge supplier of this when costing up your holiday home.
How do I reserve the pitch of my choice at the Water Gardens?
Once we have confirmed with you that the pitch is available, we will ask you to pay a deposit to reserve your chosen position. The deposit will depend on the size of lodge you wish to purchase.
For example:
Lodge size 42’ x 14’ (SU) requires a deposit of £1,500*
*Please note: Pitch deposits are non refundable.
